About Us

Most businesses do not need more activity. They need better structure.

Fix the Structure Behind Performance

Barry Lee helps estate agencies and service-led businesses improve conversion, accountability, and revenue consistency by fixing the systems behind growth — from lead flow and conversion through to leadership, delivery, and scale.

He is the creator of Instruct360™, a structured performance operating system designed to help businesses operate with more control, consistency, and commercial discipline.

With more than two decades of experience across property, financial services, training, coaching, and business performance,

Barry combines identifying where revenue is being lost and installing the structure to fix it with practical implementation.

His work focuses on building the systems, behaviours, and operating discipline that improve results in the real world — not just in theory.

The System Behind the Work

Instruct360™ is not a training programme. It is a performance operating system — a structured methodology designed to map the full lifecycle of a sales or service business and identify where performance is breaking down.

It has been built from real-world experience, shaped by commercial practice, and designed to be implemented properly — not just understood.

Experience and Commercial Background

Barry’s career spans senior roles across some of the UK’s best-known property and financial services organisations, including Connells Group, Countrywide, and Just Mortgages. Over that time, he has trained, coached, and developed more than 1,300 professionals, with measurable results including improved fee performance and a 26% uplift in revenue performance.

His background across both estate agency and mortgage services gives him a broader commercial view of the property journey than most advisers, trainers, or consultants bring on their own. That perspective shapes how he works: not in isolated functions, but across the full performance chain of lead generation, conversion, client delivery, and growth.

He founded Sage Consultancy Services to solve a problem he had seen repeatedly across the industry: businesses producing activity without producing the results they should. Too many agencies and service-led businesses generate leads they do not convert, build teams they do not properly equip, and create processes they do not consistently follow.

Instruct360™ was built to address that gap. It provides a structured diagnostic and implementation framework that identifies where performance is being lost, strengthens operating discipline, and helps businesses improve results in a more controlled and repeatable way.

Frequently Asked Questions

Clear Answers to Common Questions

What is Instruct360™?

Instruct360™ is a structured operating system for estate agencies designed to improve conversion, accountability, and revenue consistency across every part of the business. It installs consistent systems, clear KPIs, and accountability frameworks, enabling agencies to convert more clients, operate efficiently, and scale predictably.

Instruct360™ is designed for estate agency owners and leadership teams who want a structured system to improve conversion, accountability, and revenue consistency, gain full visibility of their operations, and scale with clarity. It is not a generic consultancy; it’s for businesses serious about measurable growth and operational control.

The Instruct360™ Diagnostic evaluates your entire business pipeline to identify where revenue is being lost, which processes are underperforming, and which opportunities are missed. The outcome is a clear, actionable plan to fix gaps, optimise systems, and improve measurable performance.

Revenue leakage occurs when potential income is lost due to inefficient processes, inconsistent follow-ups, poor conversion, or lack of visibility over KPIs. Most agencies have enough leads, but without structured systems, opportunities slip through unnoticed.

Businesses implementing Sage Consultancy’s Instruct360™ system can expect improved conversion rates, predictable revenue growth, clearer KPIs, streamlined operations, and reduced dependency on the business owner. Essentially, you’ll move from inconsistent performance to a fully structured, scalable estate agency.

Retained Engagements & Consulting
